does "maintenance" include changing light bulbs

On a commercial lease on a single tenant building, where the lease says that the landlord is responsible for exterior maintenance and repairs, does maintenance include changing outside light bulbs?

It seems to me that something as basic as changing a light bulb is not maintenance, but the tenant disagrees. The lease doesn’t define the word “maintenance”

Does anyone think I am right and if so, do you have any authority to convince them I am right.

I would thnk your duty as landlord to maintain a safe environment would require changing bulbs to keep it well lit and safe at night.

I think a basic thing in maintenance is to keep all areas of the property safe, which includes lighting as well. A light bulb ain’t that big issue. After all it is your property, wouldn’t you want it completely lit at night?
