Who to turn to first

I’ve bought and sold many properties in the past and own a couple of rentals today. I want to buy another house priced significantly below market value for either another rental, or for resale but lack the required purchase price which is being asked for in cash (no financing per the listing agreement).

Who would be best to turn to first for a quick response? I don’t want to do 20 applications at 20 places and have 20 inquiries.
