Hi group. I am a lien holder on 15 acres of land in Tioga County Pa. The borrower is delinquent by more than a year. Does anyone have a resource, legal or otherwise in Pa who can take the note and foreclose? Thanks in advance.

I would file this myself… Just file the deliquency and record it in public
records, have the sheriff serve them notice, and file it with the court.

The way I have found to get it done correctly is by searching the
Recorders office in the County the property is located in. I can pull the
exact documents out of there and rewrite them. If you own the dirt
you have a right to foreclose. My guess is if he isnt paying you wont
find him/her anyway and you would win by default.

Make sure your legal descriptions and everything and all letters and all
spelling in your documents is exactly perfect. One screw up with this
or filing incorrectly can mess the whole deal up… Its really not that
hard.

Look up sheriff sale notices in that county and see what are the law firms handling most of them. Contact them and interview the attorney that would handle your foreclosure should you hire them.
