I guess that is really up to the owner. Owner financing is another alternative.
I believe the income on a vacation rental to be more variable than on a regular rental. Therefore, be sure you can afford this. Also, in 10 years, will this still be the place you want to go?

I am investigating a beach condo that an owner wants to dump. it is in a very popular area w/rental support from on site management. i have not crunched the numbers yet, but is it feasible to lease option a beach condo? is anyone on the forum doing this?
my goal is to utilize as an investment/retreat until i retire in 10 yrs, and then use it a little more, if not reside there.
any discussion would be helpfully.
