As in every business, marketing is the key!
Money in Real Estate is in finding great deals!
How do you market for your deals depends on what kind of
deals you’re looking for, and also on what kind of budget do
you have available.
Type of deals - if you’re looking for REOs or Fixers, you may be
able to find them by making offers to properties listed on MLS.
If you’re looking more for Sub2 or LO deals, you’ll have a lot
higher chances going directly to homeowners, than dealing with
agents.
My #1 method for finding deals is Direct Mail. I do or have done
almost every method out there, ranging from Internet to Door
knockers, but Direct Mail is the most consistent.
Direct Mail is also very easy to execute once you have the
system in place and mailing pieces figured out. It takes me less
than 10 min a week to get all my marketing done.
There’s cost involved with Direct m. but you can start w as low
as $100 to $200 per month.
Some no cost methods like driving around looking for
overgrown houses work but it is a pain. I used to do that when I
started, had a little voice recorder to get the addresses down,
and then contact them when i came back home… a lot of work
though… Direct M is easier.
One thing that always works is bandit signs — I bought
awfully a lot of houses of signs… and also got 3 misdemeanors
for violating the local codes, so be careful! But they do work!
Calling ads for sale and for rent works as well!
So if you’re short on money, start dialing, and then get some
signs!
