Novice Real Estate Investor, and am looking to start with lease-options. Legally what would I need in order to start business. I understand I need the LLC, I know how to generate leads and obtain buyers. I also have contracts on hand but my question is legally what do I need to do in order to start.
Finding lease/option sellers is easy - look in Craigslist or Rentals.com for ads that say “For sale or rent”. Don’t call ads that say “lease/option” - those are investor ads.
Finding tenant/buyers is easy - just test a sample ad on CL and see what happens.
You’ll need good contracts and disclosures with the seller and your subtenant.
