Phil,
I am absolutely flattered that you would say that about me. I have said it in the past and I will say it again, I could not have done it without the help of you and the other great people on this site. You all provided me with the inspiration and know how to get the job done. Yes I did go out and do it myself, I did work very hard at it, but without your help I’d still be educating myself.

My vote for real estate rookie of the year investor would have to be Steve Cooke from Baltimore. Steve started back last winter doing mainly flips and has done a large number of these since.
For all those who need inspiration, Steve is a great example. he came to this site, got himself educated, but most importantly WENT OUT AND DID IT.
If I were starting out and wanted to concentrate on flips, I’d talk to Steve. He is often in the chatroom at night.
