Open House Furnished for free?? - Posted by Sean Oh10

I was reading an old post where someone had mentioned working at a furniture store who would lend furinture for someone to sell a house. I am currently rehabbing a house that I would love to have furnished for showings. In fact I have even considered buying some furniture to use for rehab flips.

My question is - Has anyone ever had any luck in getting a furniture store to lend them furniture for an open house? In exchange for free advertising for them. This seems unrealistic to me, but that is what the poster mentioned was typical in the store he had worked for.

Also someone had mentioned staging companys. Where they would furnish a house for a monthly rental fee. How would I find such a company? And what is a typical cost for this service?

Thanks in advance for your input,
Sean

I doubt a furniture company would lend furniture, but you could always ask. More frequently, stagers and others use furniture rental companies. And stagers sometimes will maintain an inventory of furniture themselves…though usually stagers only inventory smaller items and–until they’re really well established–use furniture rental companies.

My wife does some home staging, and prices vary greatly around the country. Plug “home staging” into Google and you’ll get some individual home stagers as well as some trainers. Barb someone (forget her last name) in California, I think, is the “guru” of home stagers and has an expensive training and certification course. She has links on her site to people who’ve taken her course and are “certified.”

Keep in mind, though, that providing furniture, etc., is only a small part of home staging. There are lots of benefits of home staging for investors.

I’m sorry I don’t know rates, but I’ve seen more of the “staging” hit North GA lately. A buddy of mine in ATL mentioned his agent had someone who moved into houses for sale (yes, lived there) while they’re on the market. Guess if staged is good, having food in the fridge is better.

Most of the furniture stores will rent ONLY to new construction prospects. The rehabbers can talk to a rental store and see what happens. Some of these guys will help with a “discount” rather than a freebee.

Garage door rollers are essential components that allow smooth and efficient movement of the door along the tracks. They play a critical role in ensuring the door opens and closes properly. Here are some key points about garage door rollers:

  1. Types of rollers: There are two main types of garage door rollers: nylon rollers and steel rollers. Nylon rollers are popular due to their quiet operation and resistance to corrosion. Steel rollers are durable and suitable for heavier doors but tend to be noisier.

  2. Roller materials: Nylon rollers are made from a durable and low-friction material, which reduces noise and extends their lifespan. Steel rollers, on the other hand, are made from galvanized steel or stainless steel and are more robust but can be louder.

  3. Roller lifespan: The lifespan of garage door rollers can vary depending on their quality and usage. Nylon rollers generally last longer than steel rollers and require less maintenance.

  4. Roller maintenance: Regular maintenance is essential to keep the rollers in good condition. Lubricate them annually with a silicone-based or lithium-based lubricant to reduce friction and ensure smooth operation.

  5. Roller replacement: If the garage door makes excessive noise, moves unevenly, or the rollers show signs of wear and tear, it’s time for replacement. Consider replacing steel rollers with nylon rollers for quieter operation.

  6. Professional assistance: If you’re unsure about the type of rollers or need assistance with replacement, it’s recommended to consult a professional garage door technician. They can provide expert guidance and ensure proper installation.

As a real estate professional, and member of a local board, we have access to staging companies. Contact a realtor association in your area and ask for affiliated staging services member names that belong to that board.
They can answer your questions. Not sure, if they service public, but definitely do so for realtors that want to stage their listings for a fee.

A mail scale, also known as a postal scale or postage scale, is a device specifically designed to measure the weight of mail items accurately. It plays a crucial role in determining the appropriate postage cost for packages, envelopes, and letters. Mail scales are widely used by businesses, home offices, and individuals who regularly send mail and need to ensure proper postage.

These scales come in different sizes and styles, ranging from compact handheld devices to larger countertop models. They are equipped with a weighing platform or tray on which the mail item is placed. The scale provides a digital or analog display that shows the weight in various units such as ounces, pounds, grams, or kilograms.

The primary function of a mail scale is to provide precise weight measurements, allowing users to determine the correct postage for their mailings. By accurately weighing the items, it helps avoid underpayment or overpayment for postage, ensuring that packages reach their destination without any issues. Additionally, many mail scales offer features like tare function, which allows the weight of packaging materials to be deducted, providing more accurate measurements of the actual contents.
