Yes, I’m glad you mentioned this. I can not stand those phantom comps. I don’t understand why people think we won’t do our own research even if they do provide comps.

doesn’t work is not in your opinion–it’s if any deals get done.

If no deals get done, IMO the marketing has served a very important
function. It teaches the investor to try something else or try the same
marketing somewhere else (so many variables!).

My man responds exactly as you do to all the marketing we receive.
He rips it to shreds and criticizes its effectiveness (with no supporting
data–just because he wouldn’t call those people doesn’t mean
someone else won’t.) He compares it to our marketing and points out
how ours is so much better. Not me. I’ve learned to appreciate every
letter I get. Even the famous LeGrand letter which I have received many
times (the one with the yellow legal paper and the purple or red
handwriting that says “$$ Buy Your Property for Cash $$”.)

I’m also a big believer in looking at how we create the world we live in.
So you come home after a day of dealing with sellers and buyers and
there is some undesirable marketing on your door. Do you think that,
perhaps, you have ever had the same effect on any one else that
received your marketing? Just something to think about. I think about
that every time someone doesn’t call me back or when the people at
the escrow company are sloppy. Hmm, have I ever been sloppy or put
off calling someone back?

That being said, I do hate when anyone tapes anything to my car or

This is a good question. I think bandit signs are annoying beyond
belief. I live in a town with no billboards (not even on the highway), all
business signs have very restricted heights. So when I go to my farm
area where I do deals I think those bandit signs are annoying and ugly.
But I know they work. I know people who use them.

I know that some of the marketing that I’ve received is intentionally
misspelled and the handwriting sloppy. I also know that they work.

I’m guessing that some of the best minds of our generation have
worked pretty darn hard to create noticeable and annoying marketing.

I suppose you’re right. I know of a guy who does his best (probably can’t help it) to come across as barely graduating the 8th grade when he speaks to the public…and the country elected him President (twice). So I can believe that this kind of marketing works. I just couldn’t bring myself to coming across in this manner, just to do a deal.

You and John speak as if I’m picking on newbies here. You ignore the fact that I patiently speak with newbies online and off as I answer their questions and offer advice and guidance.

This is a different situation.

This newbie effectively moved into ‘Clown’ status when he decided that he would not only move into the unchartered territory of foreclosures, but that he would do so recklessly and then hide his head under the covers hoping the deal simply rolls in after I asked him some tough questions that expose his shortcomings in knowledge.

To further prove to you what I’m talking about, this same CLOWN posts the same deal AGAIN on our group’s message board last night. Same specs, same price, but I guess he’s hoping for a different result this time. So after seeing this I privately emailed him the following:

Hi XXXXX. Wasn’t sure but I actually SAW this house not too long ago. Vivian XXXX and her daughter XXXX actually showed it to me. I’m glad you got the opportunity to make some money off this. The price
she wanted for the property just wasn’t realistic in my opinion.

However, you may want to check your numbers on this. I have regular access to the MLS. There are no two families of this size in this area selling for $349k. I actually came up with the ARV closer to $270k (I tend to be conservative with my estimates). Additionally, my rehab estimates came in at closer to $80k. There’s a huge cleanup of the place along with a lot of water damage. So a lot of framing needs
to be done.

If you need help on this one free of charge, let me know. There’s also an open 2nd mortgage with Broadway YYYYY that will need to be discharged (I do my own lien searches on properties before I make offers).

Now either our clown newbie isn’t really a newbie at all and he’s ripping unsuspecting newbies off or…he’s simply a clown whose too scared and arrogant to admit that he’s in way over his head. Either way, my position’s strong on this one. I’m going to monitor the situation and check back with the seller as this approaches sheriff sale. Not because I’m interested in the deal but because I don’t want the woman to lose her house.

But it’s clowns like these that give newbies a bad name. They don’t reach out for help or even accept it when it’s offered thanks to their own arrogance and greed.

I believe we are being somewhat deceived by W’s bumbling ways. Sure,
it does look bad, but there is plenty going on behind the scenes that is
quite calculated and shows signs of intelligence. Mis-used and mis-
guided intelligence. But it’s there.

Now with Arnold, I’m not so sure. However, the man definitely
appealed to the masses with less than stellar grammatical skills. I’m
thinking his campaign people were probably pretty happy with his
