How To Find Commercial Properties for Flipping

I’ve come across a ‘guru’ that offers training, coaching and funds to buy/sell/flip
commercial real estate.

I know how to analyze commercial deals and increase value but he coaches
on flipping at 65-75% worth.

I currently buy/sell/lease/rehab SFR and do marketing mainly with
direct mail postcards, website, and online ads.

But my main question is, is it the same for marketing to find commercial properties?

Or, what are the best ways to find good commercial deals to flip?
